How To

Increase the value of your home

Written by Marianne McDonald

If you’re looking to sell or rent out your house, a few small changes could bring big monetary gains.

Curb appeal

In welcoming prospective buyers or tenants, first impressions last, so make sure the paint on the outside of your house is fresh, the lawn is trimmed, gutters are clear and there is a generally neat appearance. This will set the tone for the tour of the rest of the house, and will be the last thing your prospective buyers see when they leave, too.

Showcase a lifestyle

When you buy a house, you are purchasing a home and the lifestyle that comes with it. On show days, fresh flowers, a good tidy-up and fresh air in the rooms will go a long way towards presenting your home’s good side. After all, nobody wants to live in a gloomy, stuffy house.

Cover the basics

Fix leaking or dripping taps, maintain the grouting in the bathrooms and kitchen, and make sure all of the lights work. Maintaining a generally neat and tidy appearance will make buyers feel relaxed when they enter the home.

Outdoor areas and pets

With South Africa’s wonderful climate, buyers will be looking for a property where they can relax and entertain outdoors, so make sure your patio and garden are presentable. Pressure-washing the outdoor area is inexpensive and can be undertaken as a weekend project – and it’ll give your patio an instant refresh. Remember to contain your pets and remove any pet odours – not everybody will love your McFluffin as much as you do. Having upholstery cleaned is the best way to combat odours, but an aromatherapy infuser is a great short-term solution.
